We had the pleasure of living in a 1922 Historic Home in Heritage Hills for 22 and 1/2 years! For those that would like to live in Historic, the first task is finding a home that will not only fit your families needs, but also your budget! With the lack of inventory, especially in Historic and Historic Preservation Home areas, finding one is the first task! We moved into ours on April 1, 1993, and at that time, lots were on the market! The MAPS initiative, Bricktown and The Thunder, changed this market dramatically!
You will be not only competing with other buyers, accompanied by their Buyers Agents, but also Remodelers and Flippers! I had a beautiful listing in Heritage Hills last year (Wood Frame, 2400 sf mol, that needed complete remodeling.) I felt it would be around $415,000 to $425,000, but the Sellers wanted to begin at $450,000. We had FIVE offers in two days (one above $450,000), 3 were CASH, but one didn't even request an appraisal!
